Do you provide end-to-end buying support?

Yes. Buying support typically includes requirement mapping, shortlisting, viewings, offer strategy, negotiation, paperwork coordination, and closing support. Your advisor starts by agreeing your budget and preferred areas, then shortlists homes with recent comparable prices and arranges viewings in person or by video. Once your offer is accepted, we handle the Form F sale contract, the developer NOC and mortgage coordination if you are financing. We stay with you through the transfer at a Dubai Land Department trustee office until you receive your title deed and keys.

Can you advise on off-plan vs ready property?

Yes. We compare payment plans, risk, timeline, rental strategy, and exit scenarios to match the right route to your goals. Ready property suits buyers who want to move in or earn rental income straight away, while off-plan suits buyers who can wait for handover and prefer to pay in stages. For off-plan purchases, we also check the developer’s track record, the project’s RERA registration and the escrow account your payments go into. We then show you how the launch price compares with ready homes nearby.

Do you help landlords and leasing?

Yes. We support landlords with leasing strategy, tenant sourcing, and practical guidance on pricing and contract execution. We set the rent using current listings and the RERA rental index, and market your property with a valid advertising permit. We screen tenants, agree the terms and cheques, and register the tenancy contract on Ejari. If you would rather not deal with tenants, maintenance and renewals yourself, our property management service can take care of them for you, including for owners who live outside the UAE.

How do you evaluate an investment deal?

We look at rent potential, costs like service charges, vacancy assumptions, financing sensitivity, and comparable options in the same segment. This gives you a realistic net yield rather than a headline figure. We also consider likely capital growth in the community, resale demand for that type of unit and upcoming supply nearby. For off-plan, we also assess the developer, the payment plan and the handover date. You see the numbers behind every recommendation, so you can judge the deal for yourself before you commit.

How much do real estate agents charge in Dubai?

Agency commission in Dubai is agreed in writing before any work starts, in the RERA contract for that service. As a general market guide, buyers usually pay around 2% of the purchase price plus VAT, sellers pay a similar percentage when they list with an agency, and tenants usually pay around 5% of the annual rent. How can I check that a real estate broker in Dubai is licensed?

Every real estate brokerage and broker in Dubai must be registered with the Real Estate Regulatory Agency (RERA), which is part of the Dubai Land Department. To check a company, search for it in the Dubai REST app or on the DLD website using its office registration number (ORN). You can also ask your advisor for their RERA broker card and check that every listing shows a valid DLD advertising permit number. If any of these is missing, it is best not to pay a deposit.

What are Form A, Form B and Form F in Dubai?

They are standard contracts set by RERA so that the terms between all parties are clear and registered. Form A is the agreement between a seller and their broker to market the property, and covers the price, commission and duration. Form B is the agreement between a buyer and their broker, setting out what the broker will do and the commission. Form F, also called the MOU, is the sale contract between buyer and seller once a price is agreed, including the deposit, timeline and conditions for transfer. Can you help me if I live outside the UAE?

Every Dubai transaction follows the Dubai Land Department's process. Here is what happens at each step, and what your advisor handles for you.

We agree your budget, areas, property type, timeline and whether ready or off-plan suits you best.
You get a shortlist with recent comparable prices, then view the properties that fit.
We plan the offer, negotiate the price and terms, and keep you updated at every counter-offer.
Buyer and seller sign the DLD sale contract and the agreed deposit is arranged.
We coordinate the developer's NOC and, if you use a mortgage, the bank valuation and approval.
Ownership transfers at a DLD trustee office, the title deed is issued in your name and you receive the keys.

Buying off-plan? The sale is registered with the DLD (Oqood) and payments go to the project's escrow account. Your advisor checks both before you pay.
